Breakers Room Selection & Timeline

So a few questions:

I've never stayed in Breakers, but we have enough rewards through Hotels.Com to book a room at Breakers for a night and on top of it will have a large group (5-6 easily, maybe 7 max). So booking the room is easy to split that cost up for one of the larger rooms. Right now the trip is tentative for Fri 19AUG-21AUG.

We've been looking at a few rooms:

1. We thought about the Rotunda rooms, they look fantastic, and do sleep 4 per room, so we'd get two obviously. However, has anyone stayed in them & what are their thoughts. Are they worth it & do they offer anything that the other rooms do not other than being in the Rotunda itself? Plus which floors are desired?

2. We also have been looking at the Lakeview Concierge Suites. The rooms offer about the same, bit different layout, but does give the lounge access. I didn't see any info other than the park info/pictures. Does anyone else have any more info to share here

3. Presidential Suite. Yes, we're thinking about it. Looking at the cost, it's expensive, but split 6-7 ways really doesn't hurt too bad. I'm not the largest fan considering I don't see a lavish interior, to me it's more having that much space which is great, but the beds/showers/etc all seem the same as the rest of the hotel. I know it's probably a shot in the dark but does anyone have personal experience in here. Again all I see is park pictures/video & some walkthru videos with news stations. Right now it isn't on the site as available, but not sure if it's a call in request only considering it's the presidential suite. However, just food for thought currently

Last question is for #1 & #2 obviously those rooms are limited, and about how soon should I book. I could book now if needed but honestly I'd rather wait until everyone else gets ready to pay their portion just do I don't have to throw a card down right here and now and wait a month for their payment when if I could just wait a month and book it once everyone is ready to pay their share.

Thanks a ton!

Honestly, man - I'd go for the Rotunda or Main Section rooms, but you'd better call them soon because they fill up quick.

That's my favorite section of the hotel, and you're a short walk from the Surf Lounge, and the fire pits. Plus, it's the only section of the hotel that was fully gutted and actually re-configured. It's the most historic and lavish feeling section, if you ask me. It feels like they took 1905 and just made it new again. The newer sections got a refresh, and the rooms are very, very nice, but it's still laid out and feels like a hotel that was built in the 90's - if that makes sense.

Plus, again - short walk to the fire pits and surf lounge. We were there opening weekend, and once you get one drink from surf lounge, you can reuse the cup and run back to your room for a refill if you don't feel like waiting, or you want something different than what they offer.

Ok, makes total sense. I was thinking Rotunda just walking around in there & sitting at the bar down there. We can book soon, we were thinking of doing that this weekend. Now does anyone have pictures of their experience in the Rotunda & the views? I like the park/hotels pictures, but I'm kinda one of those trip advisor people that like seeing what people actually post. There's very few Rotunda pictures there, most are just the standard suite in the tower.

I didn't take many pictures, but I stayed in one of the turret rooms at the end of the main section (they call the whole thing the Rotunda Section now) on opening weekend with a queen bed and a pull-out sleeper sofa. We had views of the beach and the waterpark area, and the room was huge, comparatively. They combined what used to be 2 rooms into one.
